Hotel, Retail & Leisure
Context

Baluarte is one of the most prominent cultural and convention centers in northern Spain, with high occupancy levels and highly variable space usage. The building’s maintenance and energy management team was looking for a solution to:

  • Monitor indoor air quality in real time across multiple areas of the facility.
  • Access reliable IAQ data to dynamically adjust ventilation and HVAC systems.
  • Improve energy efficiency without compromising occupant comfort.
  • Integrate air quality insights into their Building Management System (BMS) and internal energy analytics platforms.
Solution
  • To address the need for real-time indoor air quality monitoring across Baluarte’s diverse spaces, inBiot deployed a fully integrated solution based on 27 MICA devices equipped with Modbus RTU communication protocol. Each device was connected to a My inBiot Business license, enabling access to advanced dashboards, historical data, and alerts. Additionally, the solution included API access for seamless integration into the center’s proprietary energy analytics platforms.
  • A key success factor was the full integration of inBiot’s IAQ solution with the building’s existing Siemens Building Management System (BMS). This allowed for the automation of HVAC systems based on real-time occupancy and environmental conditions, improving both energy efficiency and occupant comfort.
  • One of the main challenges of the project was ensuring a robust and straightforward integration within a building that already had a consolidated BMS infrastructure. Moreover, deploying air quality sensors across multiple areas—each with its own operational and layout constraints—required close technical coordination and logistical planning to ensure a fast and non-intrusive installation process.
Outcomes & Benefits
  • Significant reduction in overventilation hours in low-occupancy areas, leading to measurable energy savings.
  • Real-time monitoring and precise control of key indoor air quality parameters, including CO₂, temperature, and humidity, across the entire facility.
  • Improved responsiveness to fluctuations in occupancy and environmental conditions, allowing dynamic adjustment of ventilation strategies.
  • Enhanced situational awareness and operational control for the technical team, with deeper insights into building behavior and IAQ trends.
  • Increased energy efficiency through data-driven HVAC automation, without compromising indoor air quality.
  • Improved thermal comfort and air quality for both visitors and staff, contributing to healthier and more pleasant indoor environments.
  • Samless integration with the Siemens BMS and client-specific analytics platforms, streamlining operations and decision-making processes.
