Context

TM Grupo Inmobiliario inaugurated its new corporate headquarters, TM Home, in 2025 in Torrevieja (Alicante, Spain). The 7,000 m² building hosts more than 200 professionals and was conceived as a benchmark in sustainability, operational efficiency, and occupant wellbeing.

From its design phase, the project pursued dual certification: LEED Gold and WELL Gold, supported by the consultancy Espacios Evalore, a key strategic objective was to ensure that indoor air quality performance was not limited to periodic verification, but structurally integrated into the building’s operational systems.

To achieve this, IAQ monitoring needed to be fully connected to the Building Management System (BMS), enabling dynamic interaction between environmental conditions and HVAC operation across all occupied spaces.

Solution

The main challenge was to integrate continuous, auditable WELL-compliant IAQ monitoring into a centralized BMS, ensuring real-time coordination with HVAC systems and other sensors without disrupting commissioning. The solution included:

  • MICA WELL devices installed on all floors.
  • Deployment in high-occupancy and representative areas: auditorium, main lobby, cafeteria, open-plan offices, and meeting rooms.
  • Native Modbus integration into the building’s BMS, enabling real-time data exchange between IAQ sensors and HVAC control logic.
  • Continuous monitoring aligned with WELL Gold air quality performance requirements.
  • Coordination with additional building sensors, including irradiation probes, multisensors, CO₂ probes, and flood detection systems.

All devices were incorporated into the centralized building management architecture, ensuring consistent data visibility and operational interoperability.
